The North Shore will soon boast a premium emerging lab facility for life science companies, with the opening of Cummings’ Emerging Tech Center at Dunham Ridge.
In its first phase, Emerging Tech Center will feature a cluster of six labs ranging from 1,000 to 4,000 square feet, ready for occupancy this summer. This size laboratory suite serves an unmet need in the life sciences community: It is ideal for companies graduating from incubators and ready for independent space, but still seeking the benefits of a collaborative environment.
Emerging Tech Center will occupy the top floor of 48 Dunham Ridge, a five-level, first-class lab and office building. Lease rates for the new lab suites start as low as $31/SF, a dramatic contrast to the record high rates in Cambridge at Kendall Square or the Boston Seaport District.
Steve Drohosky, vice president at Cummings Properties, noted, “The North Shore is attractive for innovation companies because there is already a robust community of life science and technology leaders here in the region. Among the corporate neighbors at Dunham Ridge are Microline Surgical, specialty flavorings company Prova, and precision manufacturer Harmonic Drive.
While the Dunham Ridge campus suits a variety of users, from office to medical, Cummings’ in-house design team has planned Emerging Tech Center’s turn-key suites specifically with laboratory use in mind for life science companies in biotech, pharmaceutical, genetics, and other industries.
Within each suite, a main lab area features fixed benchwork alongside walls, with an open center area allowing for movable islands and carts. A 5’ or 6’ chemical fume hood is included in each lab, complete with solvent and acid storage. Plumbing, electrical feeds, and make-up air HVAC come with each unit. Lab sinks as well as emergency shower and eyewash stations are standard.
Each suite includes a separate small lab space suitable for analytical, tissue culture, and other specialty uses. A support area serves shipping and receiving and can be used for storage of equipment and supplies. Full room details can be seen in the Emerging Tech Center floor plans.
Emerging Tech Center at Dunham Ridge has been designed to promote collaboration among its users. A shared break and conference area provides a spot for casual interaction and formal meetings. Each suite features floor-to-ceiling glass fronting the shared corridor, creating an inviting atmosphere, while interior windows connect office and lab areas, helping create a sense of community in the space.
On the ground floor of the building, a contemporary shared conference facility is available as a meeting or gathering area. This space is collocated with innovative workplace environment and solutions company Red Thread. Adjacent to conservation land, the Dunham Ridge campus offers access to walking trails and benches, inviting walking meetings or outdoor gatherings.
