System 7 Wolfers to occupy 11,000 SF at bourgeoning office park on Dunham Road

BEVERLY, Mass. (September 5, 2018) – System 7 Wolfers, a smart-home technology integration company, has signed the first lease at 48 Dunham Ridge in Beverly. The building, nearing completion, is part of Cummings Properties’ growing campus adjacent to North Shore Music Theatre.

Currently located in Danvers, System 7 Wolfers will double the footprint of its headquarters when it takes occupancy of its new 11,000-square-foot office and warehouse in November 2018. The company’s growth is the result of a 2017 merger of Wolfers Lighting, System 7, and The Boston Shade Company. With a focus on high-end residential customers, the merged company integrates and automates home audio, video, lighting, motorized shades, climate control, security and surveillance, and access control.

Gerry Lynch, president of System 7 Wolfers and a Beverly resident, worked directly with Mary Carroll, senior account manager for Cummings Properties, on the lease.

“We were outgrowing our old office, and the one thing my team always asked for was more outside views and natural light,” said Lynch. “We were immediately drawn to the building’s expansive window line and the wooded setting at Dunham Ridge.”

The new headquarters will feature a two-story wall of windows that wrap around the open-office area and will be equipped with the company’s own motorized shades. It will also feature a direct entry, internal staircase, tech lab area, conference room, café, huddle rooms, and warehouse space with direct loading access.

“Cummings’ team helped make our vision a reality, incorporating creative design elements such as an open mezzanine overlooking the two-story area, as well as functional requirements like covered loading and direct access,” said Lynch. “This new space will be the perfect environment for the team.”

Designed and constructed by Cummings Properties’ in-house personnel, 48 Dunham Ridge’s shell, core, and common areas are slated for completion in November. The interior will be built-to-suit.

The 144,000-square-foot five-story structure is equipped with energy-efficient features, including a 254kW solar panel array that harnesses an estimated 321,000 kWh of energy per year, a high-efficiency HVAC system, and LED lighting. “We are excited to welcome System 7 Wolfers, a firm with strong North Shore roots, as the pioneer client at 48 Dunham Ridge,” Carroll said. “This lease comes on the heels of several recent leases and the sale of two land parcels at the Dunham Ridge campus. We have had a lot of recent interest, as this site offers a rare opportunity to have a new custom-built facility right on Route 128.”

Cummings Properties purchased the Dunham Ridge site in December 2011 with one existing building, 50 Dunham Ridge, formerly home to famous game makers Parker Brothers and Atari. The Woburn-based commercial real estate firm is now developing the 54-acre site into a business and technology campus. An additional 150,000-square-foot building is currently under construction at 52 Dunham Ridge.
